Ottawa new home sales surge in January with 24.6% increase from December

New home sales in the Ottawa region started 2025 with a strong surge, according to the latest report from the Greater Ottawa Home Builders’ Association (GOHBA) and PMA Brethour Realty Group.

The report reveals that 304 new homes were sold in January, marking a significant 24.6% increase compared to December 2024. This uptick follows a positive trend from 2024, with a 13% increase in sales compared to the previous year.

GOHBA executive directorJason Burggraaf says he is optimistic about the year’s start due to strong sales in 2024. “It’s great to see the continued growth of buyers getting back into the market, even in the face of tariffs and economic uncertainty. Let’s hope this momentum is sustainable.”

Despite the positive start, January sales remain slightly below the peak observed in the fall of 2024. However, the market has experienced significant growth compared to the same period in previous years. January 2025 sales represent a 164% increase from the mere 115 homes sold in January 2023.

In terms of location, South Ottawa dominated sales with a 43% share, accounting for 131 new homes sold. Despite this lead, the area experienced an 11% decrease in sales compared to January 2024. The west end captured 30% of the market share, while Central Ottawa accounted for only 3%.

The east end saw the most significant year-over-year growth, with a 66% increase in sales, reaching 73 new homes sold. Burggraaf highlighted Orleans, Russell, Rockland, and Embrun as emerging hotspots for homebuyers seeking new builds.

Townhomes continued to be the most popular housing type, representing 55% of all new home sales in January. Single detached homes followed with 28%, while condo towns and condo apartments accounted for 15% and 2% of sales respectively.
