Ottawa Community Housing awards construction contract for 32 affordable townhomes

Ottawa Community Housing (OCH) says it has awarded the construction contract for 32 townhomes at Mosaïq Ottawa to HEIN, a full-service construction and general contracting firm. The townhomes at 820 Gladstone Ave. are part of the second phase of the Mosaïq Ottawa development, which will bring 273 new affordable homes to the city once complete.

This phase of Mosaïq Ottawa will offer a mix of two-, three- and four-bedroom townhomes, managed by OCH’s affordable housing branch, ARRIV Properties. The homes are designed with sustainability in mind, featuring geothermal well systems for heating and cooling and incorporating Passive House principles. This focus on environmental sustainability aims to contribute to long-term energy savings and affordability for residents.

“This partnership between HEIN and Ottawa Community Housing reflects our shared commitment to delivering sustainable, high-quality affordable housing,” said Steve Donley, vice-president and Project Manager at HEIN, in a statement last Thursday (Oct. 24).

This project represents a continuation of the partnership between OCH and HEIN, who have collaborated on other affordable housing developments.

“Ottawa Community Housing is pleased to continue our partnership with HEIN through this new contract to build 32 affordable townhomes that will specifically address the growing need for more affordable family homes,” said Stéphane Giguère, CEO of Ottawa Community Housing.

The first phase of Mosaïq Ottawa, completed in 2021 at 811 Gladstone Ave, offers 140 affordable homes. Upon completion of the current phase, Mosaïq Ottawa will comprise 413 affordable units, including studios, one- to four-bedroom units.

All homes in the development are considered affordable, according to CMHC, costing less than 30% of a household’s pre-tax income. 30% of the units will be priced at 80% of the Median Market Rent, and 70% will be priced at the Average Market Rent.
