Ottawa Council has approved development of a long-term care facility and additional commercial space at the intersection of Innes and Mer Bleue roads, in Orleans.
Current zoning limits the amount of retail space that can be built until a minimum amount of office space is constructed. The council-approved amendment lifts this requirement as there is not enough demand for office space in the area. It also increases the height limit to 12 storeys for the lands to be developed with commercial uses.
Meanwhile, a new shopping plaza is set to move ahead in Kanata North after council approved zoning changes to permit the development at 5045 Innovation Dr., at the corner of Terry Fox Dr.
The three one-storey buildings proposed will provide space for much needed retail businesses and services in a pedestrian friendly environment. The project will also improve the transition between existing residential neighbourhoods and nearby industrial areas.
Council also approved applications to demolish two homes in the Rockcliffe Park Community. While the homes at 110 Lakeway Dr. and 1 Coltrin Pl. are within the Rockcliffe Park Heritage Conservation District, council approved the applications based on assessments of their cultural heritage value.
In both cases, the proposed replacement buildings are considered compatible with the character of Rockcliffe Park.
Earlier, Ottawa’s Planning Committee approved changes to allow work to proceed on proposed subdivisions in Barrhaven, Stittsville and Kanata North.
A new Minto low-rise subdivision is planned at 4025 Strandherd Dr. in Barrhaven, and will include a mix of detached homes, townhouses and low-rise apartment buildings, along with a small local commercial block.
The final phase of the Fernbank Crossing subdivision in Stittsville will include 107 detached homes and four blocks of townhouses, as well as an elementary school site, a paramedic post and a transit station with park and ride. The final phase of the subdivision at 124 Battersea Cr. in Kanata will feature a four-storey, 79-unit apartment building.
These subdivisions will go to city council on Sept. 13.
