Sales of new homes in Ottawa climbed to a five-year high in August, with builders selling 299 units. That marks a 30 per cent increase over August 2024 and is the strongest sales result for the month in the last five years.

According to a report from the Greater Ottawa Home Builders’ Association (GOHBA) and PMA Brethour Realty Group, the results show significant market momentum heading into the fall season.

“This marks the best August we’ve seen in five years, showing clear demand and resilience in the market,” GOHBA executive director Jason Burggraaf said in Sept. 18 statement.

“While year-to-date sales are tracking alongside last year, the strength of August reinforces our optimism heading into the fall.”

Year-to-date sales for 2025 now stand at 2,365 homes, which is 1.5 per cent higher than the same period in 2024.

Townhomes and south-end lead the market

The report provides a detailed breakdown of what types of homes sold and in which parts of the city.

Townhomes continued to be the most popular housing type, accounting for 53 per cent of all sales in August. Single-family homes followed at 35 per cent, with condo townhomes (7 per cent) and condo apartments (4 per cent) making up the rest.

Geographically, Ottawa’s south end was the most active region, capturing 44 per cent of all new home sales. The west end accounted for 31 per cent of sales, the east end for 21 per cent, and the central area for the remaining 4 per cent.
